
Fifty-four new residences and a world of wellness are coming to Fort Lauderdale Beach.

Fort Lauderdale’s latest luxury condo pitch isn’t centered around flashy nightclub access or rooftop theatrics. Instead, The Opus at 701 is betting big on wellness, recovery and the idea that where you live should help you feel better.
The newly approved 13-story waterfront project is headed to 701 Bayshore Drive in Fort Lauderdale’s Central Beach neighborhood, one of the last prime Intracoastal development sites left in the area. The boutique condominium, designed by Adache Group Architects, will feature 54 residences with a focus on natural light, indoor-outdoor living and restorative spaces.
Developers say construction is expected to begin in early 2027, with pre-sales anticipated to launch soon. Starting prices are expected to be unveiled in the near future.
Residences at The Opus at 701 will range from approximately 1,825 to 2,987 square feet with two- and three-bedroom layouts. Expansive balconies will be designed to capture both sunrise and sunset views stretching across the Intracoastal and Fort Lauderdale Beach corridor. The project site combines two adjacent waterfront parcels at 623 and 701 Bayshore Drive, giving residents access to Las Olas Boulevard, the beach and nearby dining destinations.
Its wellness-forward amenity package reads like something between a luxury resort and a club. Plans currently include a resort-style saltwater pool, fitness center, recovery-focused spaces and indoor-outdoor gathering areas concocted to encourage movement, relaxation and social connection. Developers are also exploring partnerships with wellness and longevity-focused operators as the concept continues to evolve.
The project arrives as Fort Lauderdale continues embracing wellness-driven luxury living, with everything from cold plunge studios and pickleball clubs to performance gyms and biohacking concepts popping up across the city. The Opus at 701 appears ready to bring that same mindset directly into residential living.
