If North Federal Highway is part of your drive through Hollywood, you have probably watched 21 Hollywood rise one floor at a time.
The 14-story mixed-use building, which will include 200 rental residences and approximately 10,000 square feet of retail, is difficult to miss. Its contemporary design stands out along the corridor, and what was once a construction site has rapidly become part of Hollywood’s skyline. For those who pass it regularly, the speed of that transformation has been unmistakable.Starlife Builders completed the building’s reinforced-concrete shell and brought it to full structural height seven months after vertical construction began. In construction, the finished floors get the attention, but the real work is often in the decisions made well before a crew reaches them.
We created Starlife Builders around that reality. The company serves as the in-house construction arm of Starlife Group, a vertically integrated real estate company with divisions spanning development, lending, capital ventures and international realty.
Bringing construction expertise directly into the development process allows us to confront difficult questions while there is still time to solve them without derailing the work. I have seen how quickly a small issue can spread across a jobsite. A late delivery leaves a crew waiting. A design question holds up purchasing. A missed decision delays an inspection, which delays the work behind it. Construction schedules operate as chain reactions, making it critical to address small issues before they compound.
Long before plans reach the field, our construction team is already looking at them through the lens of execution. A material may need to be ordered months in advance, while a detail that works on paper could create complications once construction begins. Identifying those issues early gives the team time to resolve them before they disrupt the work.
At 21 Hollywood, that early coordination paid off. Each concrete pour was planned with the next stage in mind, allowing work to continue without unnecessary gaps between crews, inspections or deliveries. Maintaining that rhythm for seven months required everyone involved to understand what was coming next and take responsibility for keeping the schedule intact.
Schedule discipline is especially important in South Florida, where builders are contending with permitting requirements, labor constraints, supply-chain uncertainty and rising costs. With materials, labor and financing already putting pressure on project budgets, time cannot be treated as an unlimited resource.
Speed, however, is only one measure of a successful project. Staying on schedule moves 21 Hollywood closer to completion, but the quality of the work will ultimately determine how residents experience the building and how it contributes to the Federal Highway corridor for years to come.
With the shell complete, work is now progressing inside the building toward an estimated temporary certificate of occupancy in January 2027.
Most people traveling through Broward will never see the planning sessions, schedule changes or decisions made early in the morning before work begins. By the time the construction fencing comes down, all of those choices will have become part of the finished building. That is where Starlife Builders’ work will ultimately be judged.
