Downtown Fort Lauderdale’s next chapter just got that much more real.

Fresh renderings for FAT Village — the $500 million mixed-use redevelopment reshaping Flagler Village — have been released, offering a closer look at what everyday life in the district could feel like by 2027. And spoiler: it’s giving major walkable, linger-longer vibes.

Spanning 5.6 acres in the heart of downtown, FAT Village is being developed by Urban Street Developmentand global real estate firm Hines as an arts-and-innovation district. The newest visuals highlight pedestrian-friendly streetscapes lined with curated restaurant spaces, boutique retail, shaded gathering spots and flexible public spaces designed for everything from coffee catch-ups to big-time community events.

At the center of it all is T3 FAT Village, a six-story, 180,000-square-foot mass timber office building that recently topped out. It’s the first mass timber office building in Fort Lauderdale and part of Hines’ T3 (Timber, Transit, and Technology) portfolio. The Class AA space promises sustainability with modern design, catering to creative firms, tech companies and professional services looking for something beyond the typical glass tower.

The broader master plan includes residential, retail, dining, cultural and entertainment components, all designed with a nod to FAT Village’s artistic roots.
