Transit-oriented development has officially arrived along the Tri-Rail corridor.
Last week, the South Florida Regional Transportation Authority (SFRTA) broke ground on Link at Boca, a mixed-use, transit-oriented development rising directly beside Tri-Rail’s Boca Raton Station at 680 West Yamato Road. It marks the first project of its kind along the entire Tri-Rail line – it’s a notable milestone for a system that stretches across Miami-Dade, Broward and Palm Beach counties.
Developed through a public-private partnership with 13th Floor Investments and Rockpoint, the eight-story project will bring 340 residential units and roughly 24,000 square feet of lifestyle-oriented retail to publicly owned land adjacent to the station. Plans call for a mix of studio, one-, two- and three-bedroom apartments ranging from about 600 to 1,300 square feet, along with amenities like a resort-style pool deck, coworking spaces, fitness and wellness areas, social lounges and family-friendly features.
A 650-space parking garage will serve residents, retail patrons and Tri-Rail riders, reinforcing the site’s role as a key mobility hub in Palm Beach County. Strategically positioned off Yamato Road with easy access to I-95 and the El Rio Trail, the development also sits near Florida Atlantic University, Boca Raton Innovation Campus and Boca Raton Airport.
Construction is expected to take approximately 24 months.
The bigger question for Broward and its neighbors: Is this just the beginning? With seven Tri-Rail stations throughout Broward County alone, publicly owned land and growing demand for walkable, transit-connected living, Link at Boca could serve as a blueprint for what’s possible closer to home.
