Prepare for Miramar Cove to be a regional destination.

Miramar Cove, a 125-acre project at Miramar Parkway and Red Road, is being positioned as West Broward’s first true inland waterfront destination, blending residences, restaurants, entertainment, offices, parks and retail around a 5.5-acre translucent blue-water basin.

Owned by Sunbeam and developed by Fort Lauderdale-based Stiles, the project aims to create the type of waterfront atmosphere typically associated with coastal communities — but farther west in a rapidly growing section of Broward County.

Wednesday’s groundbreaking ceremony drew local officials, executives and other VIP guests, including Miramar Mayor Wayne Messam, Sunbeam Properties & Sunbeam Development CEO/President Andy Ansin, Sunbeam EVP of Development James Bry and Stiles CEO Kenneth Stiles.

At full build-out, Miramar Cove is expected to include 2,874 residences, 400,000 square feet of retail, 125,000 square feet of Class A office space and a 185-room hotel. Plans also call for a public entertainment district, a resident-exclusive beach club, five miles of walking paths and more than 40 acres of parks and trails. 

During an interview with Browardist on-site, Ansin said the development was designed with the public spaces and waterfront at the forefront instead of treating them as secondary amenities 

“Most places when you see development in Southwest Broward, you have a shopping center on the corner and the residential in the back,” Ansin said. “Here, we’ve kind of turned that inside out and made the focus the center of the project, which is the green space and the water.”

The basin itself is expected to become the visual centerpiece of the project, with restaurants and gathering spaces lining a boardwalk-style waterfront. Developers also plan to incorporate fountain shows and other programming intended to keep the area active throughout the day and evening.

According to project representatives, the water technology being used at Miramar Cove is similar to systems featured at destinations including Monaco Yacht Club in Miami Beach, The Strand in Turks & Caicos and Royal Caribbean’s Hideaway Beach at CocoCay in the Bahamas.

The development is also being planned around a walkable “15-minute community” model, where residents and visitors can access dining, recreation, offices and daily essentials without needing to drive between destinations. The site sits adjacent to Miramar Park of Commerce, which is home to more than 15,000 employees across 165 companies.

A grand opening is currently targeted for Q4 2028.
